Hot Water Tank Warning
Energy savings could cost you your life!
With so many websites out there telling people to lower the temperature on their hot water tanks to prevent
scalding and to save energy, I felt it was vital to let people know about the serious health risks involved in
lowering hot water tank temperatures.
Legionnaires' disease is a severe pneumonia that is contracted by breathing in vapors from contaminated warm water
supplies. Your hot water tank may be a breeding ground for this very dangerous disease if your water is not stored
at a hot enough temperature to kill the bacteria that causes Legionnaires' disease.
To help keep your family safe we recommend the following 3 steps:
Increase the temperature of your hot water tank to a minimum of 140 degrees Fahrenheit.
Have a licensed plumber install a CSA approved mixing valve to prevent your family from being scalding as this
higher temperature setting can cause severe burns. (As dictated by the Ontario Plumbing Code)
Have your hot water tank anode replaced every three years by a licensed plumber to minimize tank scale build up
(and to prolong the life of your hot water tank). The average hot water tank lasts 10 years, you can get many more
years from your tank just by replacing the anode every three years. (If you are on well water you should change
your anode every two years due to the hard water minerals found in well water).
As new information becomes available I will be sharing it with you right here at D.R. Francis Plumbing &
Heating www.FrancisPlumbing.com
Be sure to look for the community notices for additional safety warnings & public water concerns for Ottawa
Ontario including Kanata, Barrhaven, Nepean, Gloucester, Stittsville, Carp, Glebe, Manotick, Bells Corners, and the
other areas of the Ottawa Region.

Note from the author:
I have been actively involved in the home improvement industry for decades and have seen many changes
over the last few years especially with the big box stores bringing in new merchandise that doesn't
meet our specific construction codes in Ontario.
In particular some plumbing and heating products are actually illegal for licensed plumbers and gas
technicians to install in Ontario. What is good for the US may not be good in our unique Canadian
climate and the stricter rules of construction that apply to Ontario plumbing, heating, construction,
and the overall home improvement industry.
I'm also passionate about consumer awareness as I have been ripped off enough times over the years to
make anyone scream! One mistake can end up costing thousands in costly repairs later in order to get
your home back up to code. I believe that if we educate consumers we arm them with the tools they need
to make educated decisions while putting companies back into the business of providing reliable service
not just selling any merchandise (legal or not).
I'm passionate about many things in life - family, faith, global health concerns, environmental
concerns, natural healthy living, and the quality of life we leave behind for our children.
